What Is a Mortise Lock — and Why Heritage Homes Need Specialist Care
A mortise lock differs fundamentally from the surface-mounted cylindrical locks built for modern pre-hung doors. The lock body itself — called the case — is machined from heavy brass, bronze, or cast iron and houses multiple moving components: a spring-loaded latch, a deadbolt throw, a spindle for the door knob, one or two keyways, and in many antique examples a separate privacy or bathroom turn. The entire assembly slides into the 'mortise', the rectangular cavity routed into the door's stave, and is held in place by a faceplate screwed flush with the edge. This design distributes mechanical stress across the full depth of the door rather than concentrating it at a surface-mounted strike plate — which is one reason well-maintained heritage mortise lock sets routinely outlast modern hardware by generations.
The problem is that these mechanisms were engineered to tight tolerances using materials and lubricants no longer in common supply. Decades of seasonal wood movement, paint infiltration into the case, dried-out graphite, worn cam profiles, and corroded springs turn a once-precise instrument into a frustrating daily battle. Technicians who work only on modern cylindrical hardware often resort to chiselling out the case and fitting an incompatible replacement, permanently altering the door's structural mortise and appearance.
